SITE ASSESSMENT & ANALYSIS
We conduct a FREE Site Assessment & Analysis. Concise, quality & efficient construction begins in the design phase. As the home evolves from an idea to a concept, it is imperative to ensure the project is well planned & executed to suit the chosen block.
PRELIMINARY HOME DESIGN TO SUIT BUDGET
At this stage it is important to have a good grasp of your budget & the style of home you like. We meet up regularly to create a preliminary plan together. Our advice on functionality, practicality & cost effectiveness in the design stage, combined with the must have essentials to enhance your lifestyle needs, will ensure your design brief is met within budget.
PREPARATION OF PLANS AGREEMENT
If you are happy with the initial concept & estimated costs, we then move forward to a Preparation of Plans Agreement (PPA), a commitment to proceed to the next stage. This cost is included in the total budget & not an additional charge. It allows us to move forward to create Working Drawings, obtain a Site Survey, Engineer details, Energy Efficiency etc.
We take the time in the early days to go through the finer details to ensure the specification level of the home is exactly as needed to include the level of finishes required & all within budget. This process, whilst time consuming ensures to minimise additional costs at prestart stage. We do not use PC (Prime Cost) & PS (Provisional Sum) contingency allowances unless specifically requested.
When the Contract figure has been finalised the Contract Documentation is prepared & signed. This documentation includes – Housing Industry Association (HIA) New Home Construction Contract & Specifications, along with final working Drawings & a very detailed Addenda.
As the selection process has already been covered in depth at the inclusions point previously, it ensures a very uncomplicated, stress free & enjoyable Prestart process. We allow plenty of time for these decisions to be made & are happy to meet up as often as required.
All documentation is submitted to our private Building Surveyor for Building Code of Australia (BCA) approval in order to fast track Council Approval. On receipt of the Certified Documentation, submission is made to the local Council for a building permit. This process usually takes up to 10 working days.
